Plumbing Inspection in Miami Beach, FL
27% of owner-occupied homes in Miami Beach have changed hands since 2018. That is an ordinary rate, which makes the ordinary mistake more likely: assuming the inspection covered the plumbing.
The one-paragraph answer
27% of owners in Miami Beach bought in 2018 or later, an ordinary rate. Ordinary is where the usual mistake happens, which is assuming the inspection covered the plumbing: the buried lateral is excluded by both published standards.

When Miami Beach moved in
An average rate hides two different populations: recent buyers with a report, and long-standing owners without one. The advice for the two is not the same.
| Owner households in Miami Beach | Share of all owners |
|---|---|
| Moved in 2021 or later | 11% |
| Moved in 2018–2020 | 16% |
| Moved in 2010–2017 | 29% |
| Moved in before 2010 | 44% |
Source: US Census Bureau, American Community Survey 5-year estimates, table B25038 (tenure by year householder moved into unit), 2023 release. Universe: 50,541 occupied housing units, of which 21,101 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.
What the inspection will not cover
Visual means visual. Pipe inside a wall, under a slab or below grade is not observed, and neither standard asks anyone to open a sealed access panel to reach it. InterNACHI names polybutylene piping in its exclusions outright.

What it is required to cover
The covered list is shorter than the excluded one and it is not thin. Every fixture run, every toilet flushed, the drain-waste-vent system described, the water heater and its venting examined, the shut-offs located. That is a real morning of work and it is worth knowing it happened.
What is actually covered — because silence in a report means one thing about a covered system and something completely different about an excluded one.
What to do about it
If you are selling, establish it before somebody else does. The same finding is worth more to a buyer who discovered it than to one who was told.
Before you accept a report, read what it did not have to cover against what it did. Then decide whether the drains outside need their own visit.

Checking a credential in Florida
Florida licenses are issued by the Florida Department of Business and Professional Regulation, which publishes a public search you can use before work begins. Florida distinguishes state-certified contractors from registered contractors, who are limited to particular counties.
Inspection report in front of you?Read us the plumbing lines and nothing else — we do not want the document. We will route you to a contractor covering your area who can quote the items on it, and you are never charged by us. Not only inspection items: Miami Beach gets routed whatever is needed.
