What the inspection will not cover

Both standards state that an inspection is not technically exhaustive and covers readily accessible, visually observable systems. That sentence is not a disclaimer at the end of the report. It is the definition of what was bought.

What it is required to cover

Both standards cover the interior drain, waste and vent system, and ASHI asks for the predominant material of the service, distribution and DWV pipes to be described. A report naming one material is describing the majority of the house, not every run in it.

What to do about it

Two categories are worth chasing before you exchange: water somewhere it should not be, and anything the report could not see the end of. Both are open-ended, and open-ended is what moves a price.

Section 341.010 of the Revised Statutes requires a certificate for plumbers working in cities or towns of fifteen thousand or more inhabitants, and the chapter elsewhere recognizes licenses issued by any county or city operating under plumbing rules, so the office that issued one is a local office.
