Plumbing Inspection in Peekskill, NY

In Peekskill, 18% of owner households moved in during 2018 or later — close to the middle of the towns we cover. Enough movement that inspections are routine, not enough that anybody treats them as routine.

The one-paragraph answer

Turnover in Peekskill sits near the middle, with 18% of owner households arriving in 2018 or later. The figure that actually matters is in the standards of practice: a home inspection covers what is visible and operable, and the buried sewer lateral is not.

PresalePipe is a referral service, not a contractor or a home inspector. We connect homeowners and buyers with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no inspections and no work, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

When Peekskill moved in

An average rate hides two different populations: recent buyers with a report, and long-standing owners without one. The advice for the two is not the same.

Universe: 10,806 occupied housing units, of which 6,307 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.

What the inspection will not cover

Neither standard requires an inspector to determine water flow, pressure, quality or potability. A report can be entirely clean on a house whose water arrives at a pressure nobody would live with, because that was never a defect it was looking for.

What it is required to cover

ASHI requires the energy source and vent system of the water heating equipment to be covered, and InterNACHI requires the same ground from the other direction. Where the two standards overlap is the part of the report you can rely on whichever association the inspector belongs to.

The full list of obligations is published here. Reading it once is what stops a standard note from looking like a finding.

What to do about it

If you are selling, establish it before somebody else does. The same finding is worth more to a buyer who discovered it than to one who was told.

The two standards are published in full and worth ten minutes: what is excluded, what is covered, and why the drains outside the house are a separate instruction.

Checking a credential in New York

New York issues no state plumbing license. New York City licenses Master and Journeyman Plumbers through the Department of Buildings; elsewhere in the state it is your own city, town or county. Start here. Ask the contractor which municipality licenses them and confirm it with that office before work begins.
