Plumbing Inspection in Oakland, TN

About 29% of the people who own a home in Oakland bought it in 2018 or later. On a turnover figure that high, the question is less whether an inspection happened than what it was allowed to look at.

The one-paragraph answer

In Oakland, where 29% of owners bought in 2018 or later, a great many homes have been inspected recently. A standard inspection looks at what can be seen and operated; the drain line under the garden is outside its published scope and needs a camera survey.

PresalePipe is a referral service, not a contractor or a home inspector. We connect homeowners and buyers with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no inspections and no work, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

When Oakland moved in

A high turnover rate means most transactions here are recent, so the report that came with the house is probably still in a drawer. It is worth reading again — not the findings, which you already acted on, but the exclusions, which you almost certainly did not.

Universe: 4,903 occupied housing units, of which 4,237 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.

What the inspection will not cover

Both standards exclude septic and other sewage disposal or wastewater treatment systems. The inspector confirms that the fixtures drain; the run leaving the building is not part of the job, and it is the most expensive thing on a property to be wrong about.

What it is required to cover

Knowing what is required is what lets you read the report properly. A finding against something the standard covers is a finding; silence about something it excludes is not reassurance. Most people read the document without that distinction and it is the difference between two very different pieces of paper.

Worth ten minutes before you read your own report: everything the two standards require, in the order an inspector does it.

What to do about it

If you are selling, establish it before somebody else does. The same finding is worth more to a buyer who discovered it than to one who was told.

Ten minutes of reading covers it: what nobody was required to look at, what they were, and the drain run that is a separate instruction altogether.
