Plumbing Inspection in Azle, TX
Owner-occupied homes in Azle change hands often: 29% of the people who own here moved in during 2018 or later. Where houses move, inspections happen, and so do the arguments about what the report found.
The one-paragraph answer
Inspection reports are common in Azle, where 29% of owners arrived in 2018 or later and houses change hands often. What is not common is reading the exclusions: both published standards of practice leave the buried sewer lateral outside the inspection.

When Azle moved in
On a turnover figure this high, most owners here bought recently enough that the inspection is within memory. The useful question is what was excluded from it, because that list has not changed and neither has the house.
| Owner households in Azle | Share of all owners |
|---|---|
| Moved in 2021 or later | 7% |
| Moved in 2018–2020 | 21% |
| Moved in 2010–2017 | 30% |
| Moved in before 2010 | 41% |
Source: US Census Bureau, American Community Survey 5-year estimates, table B25038 (tenure by year householder moved into unit), 2023 release. Universe: 12,032 occupied housing units, of which 9,506 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.
What the inspection will not cover
Clothes washer connections are excluded, which surprises people because the machine is in the house and plumbed into it. The supply valves behind it and the standpipe it drains into were not part of the job.

What it is required to cover
InterNACHI requires the location of the main water shut-off and the main fuel shut-off to be described, and whether the supply is public or private. Those are the three lines worth copying out of the report on the day you get it, because nobody looks them up until they are standing in water.
Worth ten minutes before you read your own report: everything the two standards require, in the order an inspector does it.
What to do about it
Where a report says a condition was observed but its extent could not be established, that is the sentence to act on. It means the boundary of the inspection was reached, not that the problem is small.
Both standards are public. Start with the exclusions, then the obligations, and read the sewer scope separately — it is ordered on its own for a reason.
