Plumbing Inspection in Yacolt, WA
About 29% of the people who own a home in Yacolt bought it in 2018 or later. On a turnover figure that high, the question is less whether an inspection happened than what it was allowed to look at.
The one-paragraph answer
Inspection reports are common in Yacolt, where 29% of owners arrived in 2018 or later and houses change hands often. What is not common is reading the exclusions: both published standards of practice leave the buried sewer lateral outside the inspection.

When Yacolt moved in
A high turnover rate means most transactions here are recent, so the report that came with the house is probably still in a drawer. It is worth reading again — not the findings, which you already acted on, but the exclusions, which you almost certainly did not.
| Owner households in Yacolt | Share of all owners |
|---|---|
| Moved in 2021 or later | 5% |
| Moved in 2018–2020 | 24% |
| Moved in 2010–2017 | 31% |
| Moved in before 2010 | 40% |

Universe: 2,128 occupied housing units, of which 1,876 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.
What the inspection will not cover
ASHI asks for the predominant material of the water service, distribution and drain-waste-vent pipes to be described. Predominant is an honest word for a house that has been altered more than once, and it is not a complete answer about any single run.

What it is required to cover
The fixtures are a live test rather than a look. InterNACHI requires the inspector to run the water at every faucet, flush every toilet, and check that every sink, tub and shower drains; ASHI requires functional flow and functional drainage. If a fault shows up in ordinary use, this is the part of the inspection that finds it.
The covered list in full. Most people read the exclusions and stop; the two only mean anything against each other.
What to do about it
Write down where the main water shut-off and the main fuel shut-off are. InterNACHI requires both locations to be described, and they are the two most useful lines in the document.
The published standards settle most arguments: excluded, covered, and the separate instruction for everything past the building.

Inspection report in front of you?Read us the plumbing lines and nothing else — we do not want the document. We will route you to a contractor covering your area who can quote the items on it, and you are never charged by us. We take Yacolt requests that never appeared on any inspection.
