Plumbing Inspection in Erie, CO

Owner-occupied homes in Erie change hands often: 40% of the people who own here moved in during 2018 or later. Where houses move, inspections happen, and so do the arguments about what the report found.

The one-paragraph answer

In Erie, where 40% of owners bought in 2018 or later, a great many homes have been inspected recently. A standard inspection looks at what can be seen and operated; the drain line under the garden is outside its published scope and needs a camera survey.

PresalePipe is a referral service, not a contractor or a home inspector. We connect homeowners and buyers with independent contractors. Contractors are required to hold whatever credential their state or municipality demands. Every state page sets out who licenses plumbers there and where to check, so you can confirm before work begins. We carry out no inspections and no work, we do not set prices, and we never charge homeowners anything — the contractors in our network pay us when we route them a call.

When Erie moved in

On a turnover figure this high, most owners here bought recently enough that the inspection is within memory. The useful question is what was excluded from it, because that list has not changed and neither has the house.

Universe: 12,960 occupied housing units, of which 11,534 are owner-occupied. This counts when the CURRENT occupant moved in, so it measures recent moves as a share of the housing stock — not a rate of sales per year.

What the inspection will not cover

Neither standard requires an inspector to determine water flow, pressure, quality or potability. A report can be entirely clean on a house whose water arrives at a pressure nobody would live with, because that was never a defect it was looking for.

What it is required to cover

The water heater is covered in more detail than most of the system: InterNACHI takes in the energy source, the venting connections, the temperature and pressure-relief valve, seismic bracing where it applies, and the labeled capacity. What it stops short of is operating any of it.

The full covered list, and why the distinction between the two lists is the whole of reading a report properly.

What to do about it

Read the exclusions in your own report before the findings. The findings say what was looked at; the exclusions say what you still do not know, and only one of those two lists gets attention.

The published standards settle most arguments: excluded, covered, and the separate instruction for everything past the building.
